The selection of available rental spaces and properties for companies in the manufacturing sector has grown steadily in recent years. The real estate market offers modern commercial spaces that are available on short notice.
Commercial building areas
- About 4,600 ha. have been designated as commercial building areas in the Land Use Plan (Flächennutzungsplan).
- About 2,900 ha. of that area have already been developed with commercial structures.
- About 1,500 ha. are considered available for companies to establish new locations.
- About 500 ha. belong to the Land of Berlin and are zoned for commercial uses.
Protecting and keeping available commercial space
Since 1999, a development plan for the manufacturing sector has been in place. It is based on the following key principles:
- Elimination of speculative development;
- Stabilization of land costs;
- Creation of affordable spaces in business incubators, innovation centers and commercial complexes;
- Preference for uses that merit economic development assistance according to current structural development policy.
In 2011, this plan was fundamentally revised and integrated into the Urban Development Plan for Industry and Commerce
(Stadtentwicklungsplan Industrie und Gewerbe - StEP for Industry and Commerce). The StEP for Industry and Commerce surveys the existing real estate in Berlin, while analyzing which commercial locations will be relevant for commercial and industrial development and determining their potential.
